Why Train If Georgia Doesn't Require It?

Because in an unregulated market, nothing is handed to you. In Texas or Tennessee, a license tells a buyer the state vetted you. In Georgia, there is no such signal — every inspector in the state stands on the same empty ground, and the only thing separating a professional from anyone with a flashlight and a business card is what they can actually demonstrate.

Training is how you demonstrate it. Passing the National Home Inspector Examination gives you a credential a client can look up and a real estate agent can vouch for. Ninety hours of structured coursework gives you the competence behind it — the difference between noticing a stain on a ceiling and knowing what caused it, what it will cost, and how to write it up so a buyer can act on it.

And Georgia's lack of licensing does not mean a lack of obligations. The state's Trade Practice Act of 1994 (Title 8, Chapter 3) requires every home inspector working in Georgia to give the client a document setting out the scope of the inspection, to confirm the inspection is a visual one, and to report defects along with recommendations for expert specialists. Those duties apply to you from your very first inspection, trained or not. We would rather you meet them trained.
