Additional information for becoming a Home Inspector in Tennessee

In order to secure your home inspector license in the state of Tennessee, you must complete the following steps:
  1. Successfully complete a 90-hour pre-licensing course approved by the Tennessee Department of Commerce and Insurance.
  2.  
  3. Pass the National Home Inspector Exam.
  4.  
  5. Must have General Liability insurance – must include minimum of $500,000 policy coverage, valid policy number (TBA not accepted), effective coverage dates.
  6.  
  7. Must have Errors and Omissions (E&O) insurance. There are no minimum limits specified in the statute; you may set your own policy limits. Must include valid policy number (TBA not accepted) and effective coverage dates. Also be sure that the insurance provider notes the TN Home Inspector Licensing Program 500 James Robertson Parkway Nashville, TN 37243 as the Certificate Holder.

  9. Must be at least eighteen (18) years of age.
  10.  
  11. Must have graduated from high school or have earned a general education development (GED) certificate.
  12.  
  13. Must submit the application with the initial $300 license fee.
 
If applying through reciprocity, candidates must meet the following requirements:
  1. Successfully complete 90-hours of a commissioner-approved training program on home inspections and the preparation of home inspection reports OR 32 hours of Continuing Education from a Tennessee approved provider in lieu of the 90 hours.

  3. Pass the National Home Inspector Exam.
  4.  
  5. Must have General Liability insurance – must include minimum of $500,000 policy coverage, valid policy number (TBA not accepted), effective coverage dates.

  13. Must have a Letter of Good Standing, or other similar documentation from the state licensing agency, is required to validate that no disciplinary action history is present.
